Except in emergencies, written notice must be provided, and the owner or occupier cannot obstruct access. The section also requires the owners corporation to repair any damage caused during entry. In essence, Section 273 ensures essential building and common property works can be completed even when access passes through a private lot, balancing the needs of the strata with the rights of individual owners.
